The twin towers make use of a revolutionary damping system developed by the renowned global firm Arup.  “The Viscous Dampers in St. Francis Shangri-La Place minimizes the standard wobble in high-rise buildings,” says Atty. Andy Bautista, President, Shang Properties Inc. “It is the same technology used to strengthen the Millennium Bridge in London.”

You’ll Keep Coming Home to The St. Francis Shangri-la Place

‘Manila, Manila.
I keep coming back to Manila.
Simply no place like Manila.
Manila, I'm coming home.’
- Hotdog, ‘Manila’

There’s a rhythm to the Philippines, a cultural beat that draws balikbayans to revisit their roots even after extended stays abroad. Years of western exposure do nothing to hamper the Global Pinoy’s hankering for the familiarity of the good ol’ RP. To paraphrase an old saying: You can take the boy out of Manila, but you can’t take the Manila out of the boy.

“As more and more Filipinos find success abroad, it becomes a challenge for them to balance love for home with the global lifestyle. Shang Properties’ latest condo development, The St. Francis Shangri-La Place is the perfect remedy for our homesick kabayans. The condo will give overseas-based Filipinos an easy to maintain home for local visits while providing the world-class amenities and services they’ve become accustomed to.

The San Francisco-based Afan family is an example of Global Pinoys seeking to strengthen their local bonds. The family recently bought a two-bedroom unit with loft at the St. Francis Shangri-La Place to serve as a residence for local stays. The home will be a much-needed respite after more than twenty years living abroad.

Albert and Susan have been living in America since 1983. “I migrated when I married Albert,” recounts Susan. “We knew each other from High School but his family migrated to Pennsylvania in 1975, for a better life, just like most Filipinos who leave our country.”

Initially, the Afans would visit the Philippines once every two or three years, but in the last five years, they found themselves coming home more frequently. “Once we had kids, we started coming home more often,” Albert shares. “Because we wanted them to have a sense of family, to enjoy our culture and appreciate their heritage.” Susan adds, “Of course there’s nothing like our food, our people, our traditions, especially the Christmas holidays. Our celebrations are truly like no other; unique and memorable.” Their kids, Albie and Iya, love shopping at the Ortigas area and availing of services that are usually very expensive abroad. Susan says, “They love the night life, especially when they go out as a group with their cousins. It’s all about family and tradition, that’s what makes most Filipinos who have lived abroad come home for: to spend more quality time with people they love in familiar surroundings and be able to stretch their hard-earned money getting quality care and conveniences.”

The Afans’ love for their country is what sealed the deal in their decision to invest in a condo unit in the Philippines. “We believe investing in the Philippines is a good thing to do. It’s our way of giving back to help our economy and in the long term,” say Albert. “It will also help to keep and strengthen ties for our children and their future families with our country.” When asked why they chose The St. Francis Shangri-La Place among all other options, Susan is quick to reply: “After living abroad and being exposed to quality products and services, it’s very hard to take a step back. The Shangri-La is a brand name for quality. We have enjoyed their hotel services for many years and so we felt that if we could own a piece of that experience long term—why not?”

“The St. Francis also appealed to us because of its location. It’s walking distance to the church, shopping, restaurants, spa, medical facility, etc.” says Susan. Aside from world-class amenities and contemporary design, The St. Francis Shangri-La Place is strategically located at the heart of the bustling Ortigas district. Known as the Shangri-La Place integrated community, the area is linked to the Metro Rail Transit and will provide residents easy access to the services of the EDSA Shangri-La Hotel and premier shopping options of the Shangri-La Plaza.

Having a place to call one’s own in the tallest condominium project in the country, surrounded with the luxurious standards of comfort and exclusivity while living among all you know and love – now, isn’t that worth coming home for?

A Balikbayan’s Dream: When Shangri La Place Spells H-O-M-E

Every balikbayan learns one thing; that the best part about leaving is having a home to come back to. Canada-based Oca Patriarca knows this only too well. Being the recent Grand Prize winner of the Department of Tourism’s Out-of-the-Box online promo, he is now the proud owner of a fully furnished studio unit worth Php4 million at the metro’s premier residential high-rise, The St. Francis Shangri-La Place.

Originally from Goa, Camarines Sur, Patriarca got his university degree in Manila then moved to Winnipeg, Canada in 1996.  Twelve years after, he is a successful Programmer/Analyst for the provincial government of Manitoba, co-owner of a franchise business under a corporation of which he is president and Vice Chair of the Fred Douglas Foundation, a mainstream Canadian non-profit organization where he is the youngest and only foreign-educated Board Member.  A vivid example of Filipino talent at par with the rest of the world, Patriarca’s absence has only served to deepen the love he has for his motherland.

“I try to visit the Philippines every three years. I have great hope for this country and continue to love it deeply the way I love my adopted country, Canada. Coming home for visits allows my two children to get to know their grandparents and my three brothers in Bicol. I also want to have a “feel” of the Philippines as a potential host to an outsourcing company that I, along with my Canadian business partners, am planning to put up in the near future. Creating good-paying jobs, in my opinion, is a noble way to return the privilege that the Filipino people bestowed in me when the Philippine government sent me to the university of my choice through scholarship. That education served as the foundation of where I am today and I remain forever grateful to our country”, says Patriarca.

Despite living in one of the world’s wealthiest nations, Patriarca remains in awe of the Philippines, something that is quite evident from the way he describes the places he has been to and those that he has yet to see. “I went to Mayon Volcano in Bicol and saw the stark contrast of beauty and devastation caused by the landslide a few years ago. What started as a sightseeing tour ended up as an emotional memorial for me. The beauty of the Taal Volcano is breathtaking and the churches in Batangas are a marvel of architecture. My family and I have also been to the water surfing facility in Naga by the Kapitolyo and it is truly a beautiful place with world-class facilities. Of course, we have been around Makati and Ortigas Center where one literally feels the vibrance of city life. Our shopping sprees are done in Mall of Asia, Shangrila Plaza and Megamall where our purchases are sources of great pride. We like to show these off to our Canadian friends so that they can be made aware of the Filipino's creativity in fashion. But for me, the most unique of all is the Filipino warmth. That is what keeps me coming back,” shares Patriarca.

His future plans of places to visit include Boracay and Amanpulo in Palawan. Patriarca recounts, “It was in the middle of winter when I read an article in Globe & Mail, Canada's premier business newspaper, about Amanpulo. Paul Desmarais, a Canadian and one of the world's richest, boasts of how beautiful Amanpulo is and mentions it as a favorite destination whenever he wants to get away from it all. Boracay also piqued my interest when it landed in Yahoo Travel's Top Ten Beaches. I proudly mentioned to my Canadian friends that the Philippines is the only South East Asian country to make that list; shadowing the popularity of Bali and Phuket.” Part of Patriarca’s wish list is to be able to visit an orphanage with his children so that it would teach them to be charitable and raise their awareness that there are a lot of children in the world who need their help. “I am hoping that this experience will encourage them to become productive and responsible citizens who will someday want to help marginalized Filipino children,” shares Patriarca. Having won a unit at the St. Francis Shangri-La Place from the DoT’s Out-of-the-Box Online Raffle Promo, Patriarca’s wish list of places to see and things to do in the Philippines is not just the stuff of flimsy dreams but now merely a matter of time. Patriarca shares, “I was so shocked when I learned that I had won. The first thing I did was to visit the ExperiencePhilippines website because I wanted to know about the people who were behind this successful promo. I have to give kudos to Secretary Durano and Euro RSCG for pulling this off. I also checked the sponsors' websites with the intention of using their services as a paying customer in my future visits to the Philippines. I cannot thank the following enough-- Secretary Durano, the Department of Tourism, Ms. Jorda-Apo and Ms. Morales of DOT Chicago, Camille Regalado and Bambie Paguia of Euro RSCG Manila, Philippine Airlines, Abenson’s, Hotel Nikko, Avis and the Kuok Group-- for this remarkable ExperiencePhilippines of a lifetime!”

The knowledge that he and his family now have a place to stay or go home to in the Philippines delights Patriarca to no end. “Winning something of great value especially a home is quite special. The Kouk Group, through Shangri-La Property Development, really does a superb job in building premiere condominium complexes. Their commitment to safety and elegance really shows in their buildings and the St. Francis Towers are no exception. When we built our home in Winnipeg, I went through numerous interior designs and I commented to Atty. Andy Bautista, the President of Shang Properties, that the interior design of St. Francis rivals and even exceeds world-class luxury standards. So you can imagine how excited we are to move in and make St. Francis Tower our second home!” exclaims Patriarca.

Having a unit at St. Francis Shangri-la Place now cements the Patriarca’s commitment to keep in contact with the Philippines. Patriarca says, “Prior to our visit last year, we were actually scouting for a condo unit that we could use as headquarters while we went about exploring business opportunities in Manila. Winning the prize came at the perfect time. Having the MRT station and the Shangri-la Plaza Mall just within walking distance without going out of the complex is a privilege that very few luxurious condominium complexes in Manila can match. Before this, we were considering retiring either in Vancouver, Florida or Mexico. But now, with a perfect home waiting for us in the Philippines, there is nothing left to do but change our original plans. We are happy to know that the Philippines is waiting and yes, we are coming home!”

Shang Properties supports DOT’s Grand Tourism Campaign. Shang Properties, Inc., the property development arm of the Kuok Group in the Philippines recently sponsored the Department of Tourism’s Out-of-the-Box online promo in recognition of the invaluable contributions of Filipino balikbayans to boost tourism in the country.

The grand raffle draw was held at the showroom of The St. Francis Shangri-La Place located next to the Shangri-La Plaza Mall in Ortigas. The twin 60-storey residential buildings will be ready for occupancy early 2009.

The St. Francis Shangri-La Place uses Millennium Bridge technology to boost building safety
Arup devises innovative solution to reinforce the Philippines’ highest residential building

Arup, the global firm of designers, engineers and business consultants, recently installed its revolutionary ‘damping’ system in The St. Francis Shangri-La Place. The new system, which minimizes the standard wobble in high-rise buildings, employs the same technology used to strengthen the Millennium Bridge in London. With this system installed, The St. Francis Shangri-La Place isn’t just the country’s tallest residential building; it is also one of the safest.

“The swaying of tall buildings is a perennial issue caused by high winds and even earthquakes,” says Rob Smith, Associate, Arup.  “We’ve worked to find an economical and effective solution to the problem and are delighted that the new technology developed by Arup is being put into practice in a high rise building.”

The usual methods employed to strengthen buildings are to reinforce it with significant extra structure or to install tuned mass dampers.  Both methods are not only expensive, but also make the building stiffer and heavier while consuming valuable space. The Arup solution works by inserting Viscous Dampers into the St. Francis Shangri-La Place to act as energy absorbers and damp out vibrations.  Not only is this a lower-cost solution, it is also more sustainable as it uses less material, and leaves more valuable space inside the building.

Smith explains, “If you imagine designing a fast car, you would not necessarily make it stiff and rigid but you would give is a smart suspension system.  Arup’s damping system works in a similar way – it is an agile and intelligent solution to controlling the issue of motion in a building.” Such a solution will give greater safety and peace of mind to residents of the St. Francis Shangri-La Place.

Dampers have been used successfully in some of the world’s most famous buildings. Many buildings in California and Japan use dampers to control movement during earthquakes.

The St Francis Shangri-La Place was commissioned by The Shang Grand Tower Corporation.  It is located in the Shangri-La Place integrated community in Mandaluyong City, Philippines.  Completion is set for early 2009.

ENDS

Further information on dampers
All tall buildings will sway sideways due to wind and other exterior forces.  While this movement is safe and expected, it needs to be controlled to maintain comfort inside the building.  To do this, engineers make bigger columns and walls or install "supplementary damping".  Supplementary damping reduces the motion felt by residents in the same way as a car's suspension makes the trip more comfortable on rough roads.

There are many ways to add damping to a building.  An established technique is to use a "tuned mass damper" which is a large pendulum at the top of the building.  Taipei 101 (currently the world’s tallest complete building) uses this system.  The system used in the St Francis Shangri-La Place is the "Damped Outrigger System". This system has been developed by Arup and has several advantages over the tuned mass damper - it is smaller, more effective and more-suited to seismic regions.

The 32 dampers used in the St Francis Shangri-La Place have been manufactured by FIP Industriale of Italy.  They are highly engineered and durable products designed to last.

Luxury living in the heart of the city

Location, location, location.  Real estate professionals and property development experts will tell you that location is one of the most important considerations when it comes to selecting properties.  And being at the center of it all is where many city dwellers prefer to be located.

That is why The St. Francis Shangri-La Place is the perfect site for those who want to live right in the heart of the city.  At the heels of their highly successful and critically acclaimed The Shang Grand Tower, the Kuok Group now embarks on its second high rise luxury residential project – The St. Francis Shangri-La Place.  Highly esteemed for their global expertise in property development and multi-awarded for hotel and resort management, the Kuok Group is also the prime mover behind the Shangri-La hotels, as well as the Shangri-La Plaza mall.

The St. Francis Shangri-La Place , a residential development of Kuok Group’s The Shang Grand Tower Corporation, is located at the corners of Shaw Boulevard and St. Francis Street and will be directly linked to the Edsa Shangri-La Hotel and Shangri-La Plaza through a series of walkways.  It also has direct access to the MRT Shaw Station via Shangri-La Plaza Shangri-La Plaza.

The St. Francis Shangri-La Place is composed of two towers, each rising to 60 floors.  Each tower provides 6 high-speed passenger lifts and service elevators for residents of any of their studios, one and two-bedroom units (most of which offer a superb view of the city), garden duplexes and penthouses.  All units enjoy a light and airy atmosphere due to the high 2.9m clear ceiling heights.

The St. Francis Shangri-La Place is also a techno connected residence, employing wireless fidelity facilities or WIFI.  Residents also have excellent leisure and recreation choices like a multi-purpose room with videoke facilities, clubhouse with gym and aerobics room, games room with sports lounge, spa and steam room, adult and kiddie swimming pools, Jacuzzi, children’s play areas, and an internet center.  A Laundromat and 24-hour convenience store are at hand, as well as concierge service.  For special events, a banquet cum function room is available, along with hotel-linked services with EDSA Shangri-La Manila.

With the construction of The St. Francis Shangri-La Place, the Kuok Group establishes Shangri-La Place , Manila's new Garden district – where dynamic professionals and young families come to work and play.  Within stone’s throw from reputable schools and universities and acclaimed hospitals, the neighborhood includes top retail shops, entertainment, dining and easy access to the MRT as well as 5-star hotel facilities.  Once completed, it will be the tallest structures in the area, thus adding more prestige to an already prominent community.

Hong Kong firm Wong Tung International Ltd. (WTIL) is the conceptual design architect of the project.  Renowned Philippine team Reco+Casas Architects interpreted this design, infusing local culture and practices within the project.  As Project Architect or Architect of Record for the project, they are responsible for its development from contract documents phase to contract administration phase.  As lead consultant, they oversee coordination with other engineering and interior design consultants and other parties involved in the making of the St. Francis Shangri-La Place .

If seeing is believing, then prospective buyers can satisfy their curiosity with a glimpse of the St. Francis   Shangri-La Place model units beside Shangri-La Plaza .  The Kuok Group challenged  three acclaimed Filipino interior designers to release their creativity and offer design suggestions for the units.

Anton Mendoza wanted to show luxury in a small space.  Inspired by an east meets west theme, Anton used linen and silk fabrics from France which all followed an Easter design.  He advises future owners to use wood finishes of the same shade, with inter-related colors in all the rooms and to focus their design on one focal point.

Ivy Almario’s design had a contemporary feel to it. Carrying the theme of “warm minimalism”, she employed clean lines, beige on beige with accents of orange saffron in the living room, and a taupe and off-white scheme for the master’s bedroom. Colors were the unifying design element so she used colors that are smart, elegant and sophisticated. Warmth was introduced through the different fabrics to achieve that tailored look. Erfe’s theme is contemporary-eclectic.  She introduced textures and colors to give a cool, fresh feel in some areas and a warm, classy modern look in others. The interior designs complemented the high ceilings, large picture windows and interesting wall features.  Modern finishes on expensive wood veneers, soft and textured fabrics, accent lighting, earth –colored & patterned rugs – all lent a cozy and luxurious feel. Modern, original artworks by young Filipino artists completed the contemporary, classy ambience.

The showroom of the St. Francis Shangri-La Place not only looks great, it sounds great too.  Acclaimed music industry pillar Toti Dalmacion lent his expert ear to enhance the showroom viewing experience through a distinct St. Francis Shangri-La Place sound.  Toti utilized “a combination of many styles and genres that show diversity and well roundedness, from bossa to indiepop, electronic and beyond that is non mainstream or not too mainstream/overplayed.”  He chose these music types because he wanted people “to relate and at the same time discover new sounds and ideas that translates "visionary" and "forward thinking" in connection to the future that is St. Francis Shangri-La Place.”  His modern and hip mix includes De Phazz -Jazz Music (jazzy, yet modern with touches of drum and bass and bossa), John Plays Special-So Familiar  (downtempo and funky at the same time), Blossom Dearie-Tea For Two- 60's jazz/standard (classy and kitsch all rolled into one), Feist-One Evening (cool and steady, great vocal track, 70's sounding) and Coralie Clement- L'Ombre Et Lumiere (French bossa).
